The Garment Factory Lofts is a stunning warehouse conversion that uses design to marry old and new building types. The building has strong classic details including a concrete frame and mushroom capitals and in contrast the four storey addition is meant to hover over the building, light and transparent in appearance, utilizing a steel frame covered in glass and metal.

The concept for the addition and refurbishment of the existing building is reminiscent of the Massey Ferguson warehouses in the King Street west rail lands which were primarily steel frame with industrial windows. The existing building was deep and wide; the core of the building had to be thinned out to allow units to be designed with views. The building’s density was manipulated to situate the design more appropriately on the base.

In keeping with the artistic and creative setting of the neighbourhood, the suites are designed as live/work units with generous work areas and smaller living spaces, and the traditional athletic amenities was replaced with a power tool workshop for residents.
